This page explains honestly how SolProp produces the figures in the interactive price map. In short: they are estimates from an in-house model, refreshed quarterly, calibrated per area. They are NOT official transactions from the Spanish Cadastre or the Land Registry.
The SolProp Costa del Sol Price Index is an in-house SolProp estimate model that assigns each Costa del Sol area an indicative average price per square metre, an estimated year-on-year change, a gross rental yield and an estimated activity level. It covers 12 areas across 10 municipalities.
The model blends three kinds of signals: (1) asking prices published on property portals, (2) the evolution of SolProp’s own portfolio and the closing ranges we observe in real deals, and (3) public market references. SolProp weights and calibrates these signals per area. We do not replicate or redistribute third-party databases; the output is our own estimate.
Each area’s monthly curve is a modelled trend / indicative estimate connecting the current estimated level with its year-on-year change. It is NOT a month-by-month observation of recorded deals. Read it as a signal of direction and magnitude, not an exact count of monthly transactions.

These values are estimates, not official transactions. They must not be used as an appraisal, nor as proof of market value for tax, mortgage or legal purposes. For a formal valuation, consult a certified appraiser.
