Can I get a mortgage in Spain as a foreigner or non-resident?
Yes. Spanish banks grant mortgages to non-residents, normally financing between 60% and 70% of the appraised value (compared with the usual 80% for residents). Translated and apostilled financial documentation is required, and maximum terms are usually 20-25 years.
What percentage of the property price does the bank finance?
For tax residents in Spain, banks finance up to 80% of the appraised value. For non-residents, it is usually between 60% and 70%. The buyer must have the remaining 20-30% plus the purchase costs (an additional 8% to 12% on top of the price).
What is the difference between a fixed, variable and mixed mortgage?
A fixed-rate mortgage keeps the same interest rate for the entire life of the loan (constant instalment). A variable mortgage is adjusted periodically based on the Euribor plus a margin. A mixed mortgage applies a fixed rate for the first few years and a variable rate afterwards. The choice depends on the buyer's profile and the rate outlook.
How long does it take to get a mortgage approved in Spain?
The full process usually takes 4 to 6 weeks: 48-72 hours for pre-approval, 1-2 weeks for the bank's assessment and the valuation, and another 2-3 weeks until signing before a notary. At SolProp we handle all the documentation to shorten timeframes.
What documents do I need to apply for the mortgage?
ID/NIE/passport, your latest payslips (or income tax returns if you are self-employed), last year's income tax return, bank statements from the last 6 months, your employment contract and, if you are a non-resident, a certificate of income from your home country, translated and apostilled.
