Where does the price-per-m² data come from?

They are SolProp’s own estimates (the SolProp Costa del Sol Price Index), not official transactions. The model blends asking prices on property portals, the evolution of SolProp’s portfolio and observed closing ranges, calibrated per area. It reflects the estimated average price per built square metre and is recalibrated quarterly. See the methodology page for detail.

How to interpret the year-on-year change?

Year-on-year change compares the average price in the last quarter with the same quarter of the previous year. Positive values indicate appreciation; negative ones, price correction. Differences above ±5% typically reflect structural changes (new supply, foreign demand, regulation).

What does gross rental yield mean?

It is the ratio between estimated annual rent and purchase price, expressed in %. It does not deduct expenses (community fees, IBI, taxes, vacancy). Useful to compare areas; for investment decisions, also calculate net yield.

Why are some areas missing data?

Some areas have very little market activity in the period or are non-residential. In those cases we prefer not to publish a potentially misleading estimate rather than extrapolate.
