The Costa del Sol property market offers excellent opportunities for buyers with tighter budgets. For under €200,000 it is possible to purchase apartments and flats in well-connected areas, close to the beach and with all the amenities you need.
What types of properties can I find?
For under €200,000 you will mainly find 1-2 bedroom apartments, studios and flats in buildings with communal areas. Many of these properties have a communal pool, are close to the beach and located in areas well served by public transport.
Returns as an investment
Smaller, more affordable properties tend to offer proportionally higher rental yields. A €150,000 apartment can generate between €600-800 per month in long-term rental, or significantly more in holiday rental during peak season.
Purchase costs to consider
In addition to the purchase price, you should budget roughly 10-12% extra for costs: taxes (ITP 7% in Andalusia for resale properties), notary fees, land registry and administrative fees. For a €180,000 property, costs would be around €18,000-21,000.
