Urbanización Cala Alta, Cala Hills
285.000 €
An 86 m² apartment with 2 bedrooms, 2 bathrooms, a garage space and a storage room in the Cala Alta development (Cala Hills, Mijas Costa), for sale at €285,000. It sits on the second floor, faces south-east, and has two terraces, a separate kitchen and air conditioning. It is sold part-furnished. The community fee is €120 per month and covers the pool, the gardens and the tennis court.
This is the format that moves fastest on this coast: two bedrooms, a parking space of your own, and a well-kept development around it. It works as a year-round home, as a holiday base or as a rental, and it is about ten minutes by car from both Fuengirola and La Cala de Mijas.
You get 86 m² of built area on the second floor, laid out as two bedrooms and two full bathrooms with showers, one of them en suite. The layout uses the space well, and the south-east aspect brings light in all morning. On the Costa del Sol that is the orientation people ask for: the rooms brighten early and escape the western sun during the hottest part of the afternoon.
The kitchen is separate, not open to the living room. That is a matter of taste and worth saying plainly: some buyers want exactly this — cooking smells kept in, a clear living area — and others prefer open-plan and would need to take a wall down. The apartment also has air conditioning and Climalit double-glazed windows, which is what actually makes the difference to heat and noise compared with the single glazing still found in many 1980s and 1990s developments here.
It is sold part-furnished. In practice that means you can move in with a small additional spend, but agree in writing which furniture stays and which goes before you sign. It is one of the most common arguments on handover day.
The apartment has two terraces, and that is probably its strongest card. One opens off the living area and the other off the main bedroom, so you can have breakfast outside and still keep a separate quiet corner. In a climate where you live outdoors nine months of the year, outdoor square metres count as much as indoor ones.
Cala Alta is a residential development in Cala Hills with a communal pool, gardens and a tennis court, and a community fee of €120 per month. That fee is the monthly charge every owner pays into the residents’ association, which maintains the shared areas of the building and grounds — there is no separate ground rent or service charge on top. €120 is low for what it covers: comparable coastal developments with a pool and sports facilities usually charge between €150 and €250 a month, so upkeep here does not eat into your return.
The apartment is next to Club Raquetas de Mijas, which adds a gym, padel, tennis and a restaurant a short walk from the front door. Around it there are supermarkets, schools, restaurants and everyday services — the difference between an area you can live in and one that only works in August.
To place it within the local market, our interactive price map of the Costa del Sol lets you compare the price per square metre in Mijas Costa against neighbouring towns, and the buy property in Mijas page holds the rest of what we have in the municipality.
Living here all year. Schools, supermarkets and services on the doorstep, plus Fuengirola ten minutes away, mean it works as a main home and not only as a holiday flat.
As a second home. It is a lock-up-and-leave apartment in a maintained development, so you can leave it empty for months without worrying. If you are buying from outside Spain, our guide to buying property in Spain as a foreigner covers the NIE number, the Spanish bank account and the steps in order.
As an investment, once you have checked one thing. The garage and storage room help on resale and on rental, but if the plan is holiday letting you need to confirm first that Mijas town hall allows it at that address and that the community statutes — the development’s own rulebook, which owners vote on — do not ban it. Those are two independent filters and either one can stop the activity. We explain both in our guide to the tourist licence on the Costa del Sol, and if you are weighing up the two models, holiday lets versus long-term rentals sets out the numbers for each.
On top of the €285,000 asking price you pay purchase taxes and fees. In Andalusia a resale home is taxed at 7% ITP — the transfer tax, the Spanish equivalent of stamp duty, paid by the buyer on second-hand property — plus notary, land registry and conveyancing costs. All in, the usual range is an extra 9% to 11%, which here means roughly €25,650 to €31,350 above the price. The full breakdown is in our guide to taxes on buying property in Andalusia.
If you are financing the purchase, you can ask us about a Spanish mortgage. And to see where this price sits across the coast, what €300,000 buys today in each Costa del Sol town shows what the same budget gets you nearby.

€285,000, and that covers the 86 m² apartment with 2 bedrooms and 2 bathrooms, the garage space and the storage room. On top you pay purchase taxes and fees, which in Andalusia add 9% to 11% on a resale home.
€120 a month, covering maintenance of the communal pool, the gardens and the tennis court. That is a contained fee for a development with those facilities: on this coast, a pool plus sports areas usually means €150 to €250 a month.
In Mijas Costa, in the Cala Hills residential area, next to Club Raquetas de Mijas. It is about ten minutes by car from Fuengirola and another ten from La Cala de Mijas, with direct access to the main coastal roads.
Yes, both are included in the €285,000. In this area that carries weight on resale: much of the surrounding housing stock has no parking space of its own, and street parking gets difficult in high season.
Check before you buy, not after. It depends on three filters in a chain: Mijas town hall rules for that address, the community statutes agreed by the owners, and registration with the Junta de Andalucía, the regional government. We verify all three for you before you sign anything.
On the Costa del Sol, yes. You get morning sun and avoid the western sun at the hottest hours, so the apartment heats up less in summer and still gets direct light every day in winter. It is one of the most sought-after aspects here, ahead of north or due west.
It is sold part-furnished, so you can move in with little extra spend. Put in the contract which pieces stay and which the seller takes: it is the most common disagreement on the day the keys change hands.
Supermarkets, schools, restaurants and local shops, plus Club Raquetas de Mijas next door with its gym, padel and tennis. The area works all year and not just in season, which is what makes it viable as a main home.

Details supplied by the owner and pending verification against the land registry and the cadastre. Floor area, community fees, IBI (the annual council property tax) and the energy performance certificate are checked and handed over during the purchase process. If any term here is new to you, our real estate glossary explains the nota simple (the land registry extract), ITP, the arras deposit contract and the rest.
